THE CHALLENGE
PROJECT DETAILS
After seeing the quality of our work on an earlier renovation project, the owners of this large Herne Bay villa property asked us to comprehensively redevelop it to achieve an elegant, high-tech, contemporary home.
This ambitious project involved substantial changes to the property, both externally and internally and required the commitment for over two years of one of our teams specialising in villa renovations.

Site Layout Redesign
With the help of Greg Jones Architects, who worked with Heritage restrictions to redesign the site layout, make the most of the available land, increase its usability, and increase the property value.
We removed the garage from the front of the property and rebuilt it in the rear with access from the adjacent street. Meanwhile, we demolished the concrete swimming pool to create space for a modern gym and a standalone garage.
Excavation Work
The entire house was stripped out and extensively rebuilt internally.
The redesign process involved major excavation work while propping the house to expand the full potential of the lower level.
These excavations posed many logistical challenges due to the need to remove large volumes of spoil through tight spaces with no vehicle access.
In return, grand structural changes allowed the development of large living spaces on lower levels that could also support floors above.
Outdoor Entertainment Areas
We completely rebuilt the rear decking with detailing of our craftsman carpenters to match the existing character villa-style verandahs.
We created turned posts and balustrades, fretwork and delicate lacework detailing over two levels.
Garden Hardscaping
We undertook extensive hardscaping to construct concrete outdoor planters clad in solid schist.
These planters form the borders of the rear gardens and are integral to the main features of the landscape planting design.
After completing the planting and lawns, the textures and colours beautified the property.
Interior Design
The property owners had a vision for the interior of this project. They wanted to recreate and improve upon the style they loved from their previous home in the US.
We worked alongside the client, their designers and suppliers, adding our practical ideas to translate the design into reality optimally.
Interior Lighting and Smart Home System
Bespoke lighting design was crucial in interior design, evident in the finished house.
In conjunction with the Lutron home automation system, every light in the house can be adjusted separately, allowing complete personalisation of the lighting mood.
This high-end automation system can control lighting, set moods for different times of day, control heating zones, and run an entire security system with cameras managed on one mobile application.
Bathrooms
The spacious bathrooms complete this property's luxury feel.
They feature stone mosaic Italian tile floors, fully tiled walls, custom-built cabinetry, oversized mirrors, and level entry tiled showers.
Mood lighting creates a very relaxing atmosphere in the bathrooms.
Kitchen
A spacious, bespoke-designed kitchen with water views is a magnificent home statement and a place to entertain guests.
It boasts large stone bench tops with three separate sinks to keep any entertainer happy. Wolf appliances take centre stage, providing top-end cooking and refrigeration.
Large doors and windows give this room ample natural light and amazing harbour views.
THE OUTCOME
Our client was thrilled to see the completion of this grand undertaking, but since their life plans changed during Covid, this stunning property has been recently listed for sale.
