Over the many years that we have been in the trade, there is one thing that keeps on coming back, which costs clients lots of money.
It is having an architect that is not up to date with building costs draw up that "perfect" house plan that building it will be much beyond your budget. A house plan that cost thousands and can't be used.
So our goal is to talk to you first so that we can set a firm budget to suit you and then plan and build your house around it.

The Consultation
When we meet it can be at your home or in our offices, wherever you are more comfortable. It is a very informal meeting with no obligation to you. Our goal is to establish what it is that you want to achieve and how we are able to help you. We apply our experience to your thoughts and plans depending on your specific situation. We can quickly define what stage you are at and what is required to move forward.
We are good at identifying potential pitfalls before construction even starts, and can help you save money and time wherever we can. Besides, the building industry has its own technical jargon that can be confusing so this is your opportunity to ask any questions you may have.

Preliminary Estimate
After initial discussions and having an understanding of your desired outcome, or if you already have plans, we can do a preliminary estimate. This is a high level estimate used to gauge the basic cost of the project against your available budget.
All building projects require a high degree of expertise when it comes to quantifying the costs. This is even more difficult for renovation projects. We use our past experience to estimate with a high accuracy.
Once we confirm that your available budget and the preliminary estimate are aligned or close, we can move to the next phase, which is the design and feasibility.

Design & Feasibility
We are design and build Auckland specialist and have a selection of talented architects and designers that we work with on a regular basis. We can recommend one or more of them for you to consider. They can design your home or redesign existing plans to your exact specifications, being mindful of your budget. We also work along these professionals to ensure budget is kept in check as the design process develops.
Throughout this phase you will work closely with a designer to bring your ideas to life as developed design plans and a project specification so we know what to include in the price.

Quantity Surveying
Once we have a working drawing which includes all the detailed information we require as builders we can start pricing your project. When it comes to pricing your project, you can count on our experience combined with modern pricing software to deliver you precise costs based on your plans and specifications.
Since producing detailed costings does take a considerable amount of time, we do charge for our quantity surveying based on the size of the project. However, when you decide to work with us, this cost is fully refunded and taken off the final price.
This Quantity surveying is put in the form of a quote and specification which is very detailed so you know exactly what you are getting. Any final changes to plans or specifications are best to be made at this stage to save wasted time and money.

Building Consent
Once final plans have been confirmed and the quote accepted, building consent can be lodged. This phase can vary in time quite considerably depending on the level of detail required and how busy the council is at the time. The council will usually send the designer RFI’s (which stands for requests for information) when they require additional detailing or information on the plans.
This stage is meant to take 20 working days but generally it takes at least 6 weeks and can be considerably longer, depending on the specifics of the project. The designer will be able to advise a more accurate time estimate when submitting plans.

Contracts
When you are happy with our quotation and understand what is involved in your building journey, we then use a standard Master Builders Federation contract to set out both parties' obligations. Once we have all the plans and paperwork finalised, we can set a start date and begin the building process.

Construction Of Your Home
The construction phase of your home is where you finally see your plans come to life. This phase is fully project-managed and our team will deliver your home to the highest standards. You are also kept up to date, both by regular site meetings and our online management software. Any changes that need to be made along the way can be discussed and actioned during the process. Be aware that any major changes at this stage could have a major impact on the completion date because of council requirements.
